If you do not already have a lawyer, it is imperative that you use a lawyer that speaks your own language especially if you are not fluent in Spanish, as important technical information may be misinterpreted. Certain lawyers specialise in certain properties, so make sure that they are accustomed to working with the type of property you propose to buy.

The majority of legal matters must be conducted at some point in the presence of a Notary, who confirms that all aspects of the business are conducted according to current legislation. Notaries charge a fee over and above that of your lawyer, so be aware that you may be billed twice for one meeting. In the case of buying property in Spain, Notary fees will be included within the 10% you need to keep aside for costs relating to the purchase. These fees are due on the day you complete on the purchase.
